Parker Finch provides a comprehensive amount of association services to developers which allows builders to focus on what they do best, build. Below is a summary of each of the services we provide. Our goal is to ensure that the developer is not exposed to any potential liability after they exit the community.
Property Condition Assessment (PCA)
CID Reserve Studies, LLC, our PCA and Reserve Study division, will ascertain the general condition of the property in question with regards to adequate and proper maintenance of the association’s property, including the facilities attached thereto. In addition, the Assessment should take into consideration any obvious latent defects, structural inadequacies or missing components, which affect the property, structure or operation of association property.
Review and Consult on Governing Documents
Our consultants, certified by the State of Arizona Supreme Court to write legal documents, will review the association documents to determine their future impact on operations within the community. The documents will also be scanned to find any potential issues that could open the developer up to potential liability.
Association Initial Budget Once the Management Agreement has been signed a budget shall be prepared. The Parker Finch Budget Team works with local vendors to ensure accuracy in order to protect the declarant. To fully complete the budget we utilize the numbers for the Reserves from a professional Reserve Study.
Review Association Taxes
The tax consulting division of Parker Finch, Association Property Tax Consultants, LLC (APTC), will review the taxes of the property to determine if any tax breaks can be given. Arizona has certain legal statutes which significantly reduce an association’s tax burden. APTC has saved developers tens of thousands of dollars in the past.
Reserve Study
A reserve Study will be completed by CID Reserve Studies to determine the proper amount of money that should be allocated to the Reserve Fund of the association in order for it to be fully funded. This will also feed into the budget to determine the association dues.
Hire Association Vendors
Parker Finch will obtain at least 3 bids for each of the necessary vendor contracts for the association. Through our experience, we have created a Preferred Vendor List comprised of vendors in several industries who have proven to be good companies for a good value.
Organize New Homeowner Town Hall Informational Session
Parker Finch will organize a Town Hall Meeting with new homeowners to inform them of association issues as well as to determine any homeowner needs within the community. These meetings are a great way to show the homeowners that the developer cares about their needs, which keeps the developer/homeowner relationship strong.
Foster Strong Homeowner/Developer Relationships
From the point we are hired through transition and beyond, our main purpose is to build a strong relationship between the homeowners and the developer. Through Town Hall Meetings and Advisory Councils, our homeowners come to understand the plan each developer has for their communities. These strong relationships lead to less future strife.
Management and Accounting Services
Parker Finch will provide professional management and accounting services throughout the project. Included in the management fee is an association website which allows developers to view association financial reports online.
